Please Note:

  • We are required to add 10% BVI Hotel tax to your total invoice.

  • Minimum stay is 3 nights. 

  • Discounts available for

    • stays over 7 days

    • active military

    • seasoned guests over 65 years of age

  • Rates include 2 guests per bedroom.  Additional guests $40/night upon approval.

  • We do NOT charge an additional Service Charge as is common in the BVI.

  • No pets allowed.

  • No smoking is allowed inside the villas.

Payments, Deposits and Cancellations

  • Pay via check, Visa, or Mastercard. 

  • We request 50% deposit at the time of booking, balance due at check out.

  • In cases of Cancellation, deposit refunds are pro-rated

    • 90+ days prior to arrival, deposit less 10% is refunded.​

    • 60-89 days prior to arrival, deposit less 30% is refunded.

    • 30-59 days prior to arrival, deposit less 50% is refunded.

    • 0-29 days prior to arrival, no refund.​
